Smith Built is experienced in building indoor and outdoor projects through all seasons, using durable materials and techniques suited to Northern Arizona.

Why elevation changes everything

Four things that make building here different.

Building in our unique climate is critical. Experience with our environment matters from start to finish, indoors and out.

01

Snow load

Flagstaff carries some of the heaviest ground snow loads in Arizona. Every beam, header and load path we open up gets sized for it. Taking out a wall for an open kitchen is a structural question here — not a cosmetic one — and we treat it that way from the first walkthrough.

02

Freeze-thaw

Water gets into grout, mortar, concrete and stone, freezes, and expands. Footings go below frost depth. Exterior tile, pavers, decks and slab edges get materials rated for the cycling and drainage that actually moves water away from the house instead of ponding against it.

03

Built for our climate

Our work is designed for extreme climate and temperate fluctuations. We build all year around, using techniques that account for weather restraints and the conditions each project faces.

04

Two permitting authorities

Smith Built has experience working with both permitting authorities in the area across all project types. Inside city limits it's the City of Flagstaff; on a county parcel it's Coconino County Community Development.

How it goes

It starts with a phone call.

  1. 01

    You call

Tell Tyler what you're thinking. He'll tell you straight away whether it's a permit job, whether it's structural, and roughly what season it belongs in. That conversation is free and it's usually the most useful ten minutes of the whole project.

  2. 02

    Walkthrough

We look at the actual space. At 7,000 feet the things that decide a scope are often invisible from a photo — frost depth at the footing, how the roof sheds onto the addition, where the water goes in March.

  3. 03

    Scope and schedule

A written scope with a real sequence, built around the exterior season and the permit timeline rather than pretending those don't exist.

  4. 04

    Permits

We handle the City of Flagstaff or Coconino County submittal and the inspections that go with it.

  5. 05

    Build

One crew, one point of contact. You always know who to call.

Common questions

The ones we get every week.

Do I need a permit to remodel in Flagstaff?

Structural changes, additions, guest houses and ADUs, and most electrical, plumbing and mechanical work require a permit. Projects inside city limits go through the City of Flagstaff; projects on county parcels go through Coconino County Community Development. Call (928) 310-4715 and we'll tell you which applies to your address.

How does snow load affect a remodel?

Flagstaff's ground snow load is among the highest in Arizona, so any change to a load path — removing a wall, vaulting a ceiling, adding square footage — has to be engineered for it. That often means a sized beam and an engineer's stamp on work that would be routine at lower elevation.

What areas does Smith Built serve?

Flagstaff and the surrounding Northern Arizona communities, including Kachina Village, Mountainaire, Doney Park, Bellemont, Parks, Munds Park, Williams and Sedona, across Coconino County.
